Building: Å·ÃÀ¸ßÇå, Younge Hall (Dormitory)

Introduction/Background

Å·ÃÀ¸ßÇå is seeking a certified licensed Contractor to provide labor, materials, equipment, supplies and supervision as more fully described below to be completed in an agreed upon time of being awarded the project. Current features of the job site are as follows:ÌýÌý 

General

The contractor shall furnish all submittals, labor, materials, tools, equipment, supervision, scheduling and travel required to finish identified components for the Younge Hall HVAC Upgrade Project.

Location

The building where the work is to be performed: Younge Hall, Å·ÃÀ¸ßÇå, 1200 W. Montgomery Rd., Tuskegee, Alabama 36088.

Scope of Work  

 Contractor to provide the necessary labor, materials, and expenses to replace (8) Air Handler Units (AHUs), replace (2) chilled water pumps (CHWP), replace (2) hot water pumps (HWP), replace (2) hot water boilers, and upgrade DDC Controls at the above location.

Mechanical Requirements:

  1. Advise customer upon arrival (Project Start-up Meeting)
  2. Review scope of service.
  3. Obtain and submit copies of all necessary safe work permits.

Provide and install (8) new AHUs with the following features:

  • 230/3/60.
  • 6 row chilled water coil.
  • Stainless steel drain pan.
  • ECM motor.
  • Mixing section.
  • Outside air and return air dampers.

NOTE: All (8) new AHUs to have Global Plasma Solutions Bi Polar Ionization installed inside AHU to provide air purification.

Provide and install (2) new chilled water pumps with the following features:

  • 208/3/60.
  • 5 HP.
  • 60 ft. hd.
  • 200 gpm.

Provide and install (2) new hot water pumps with the following features:

  • 208/3/60.
  • 3 HP.
  • 50 ft. hd.
  • 105 gpm.

Provide and install (2) new hot water boiler with the following features:

  • 120/1/60.
  • 1,500,000 btuh output.
  • Natural gas.

Provide new starters for (2) CHWPs, (2) HWPs, and AHU #1.

  • Inspect All other starters to insure they are in working order.

Provide and install transition pieces as required to reconnect.

  • Open chilled water and hot water isolation valves.
  • Leak check all new piping and connections.
  • Start system and verify proper operation.
  • Reinsulate chilled water and hot water piping from point of break to match existing.

Provide and install (2) new inline exhaust fans to replace existing EF-1 and EF-2.

DDC CONTROLS:

DDC Control for Eight (8) New Air Handling Units (AHUs)

  • Siemens Talon BACnet IP Field Panel Controller for Each AHU or Comparable System
  • All new Controls enclosure
  • DDC system power supply
  • Control of new CHW valve and actuator
  • Control of new HW valve and actuator
  • Supply fan start/stop, status and speed control.
  • Damper Actuator for Outside and Return air
  • Duct relative humidity sensor
  • Duct temperature sensors for supply, mixed and c/c discharge air (3 per AHU)
  • Low temperature detector (Freezestat)
  • Supply duct static pressure sensor
  • Supply duct high static pressure safety switch
  • Filter differential pressure sensor
  • Provide 5 Port Ethernet Switch at Each Panel
  • Existing Smoke Detectors to Remain
  • Provide AHU Graphics

DDC Control of One Hundred and Eight (108) Dorm Room Terminal Units

  • Provide Siemens Talon BACnet MS/TP Controller and damper actuator.
  • Provide Full Featured Room Temperature sensor with Display, Set point Adjustment, and Unoccupied Override.
  • New Thermostat Cable from Controller to New Thermostat (Plenum)
  • New BACnet MS/TP Communication Trunk (Plenum Rated)
  • Reuse existing 24Vac power trunk.
  • Discharge Air Sensor

DDC Control of Building CHW/HW System in Basement

  • Siemens Talon BACnet IP Field Panel Controller or Comparable System
  • Control’s enclosure
  • DDC system power supply
  • Start/stop and status for new CHW pumps (2)
  • Start/stop and status for new HW pumps (2)
  • Six (6) immersion pipe temperature sensors for CHW/HW system

New Tridium N4 Jace Graphical Webserver or Comparable System

  • Provide Tridium N4 Jace Graphical Webserver or Comparable System
  • Provide 5 Port Ethernet Switch
  • Provide Required Device Licenses
  • Provide an Eighteen Month Tridium N4 Jace Software Agreement for the Device Licenses or Comparable System
  • Provide Floor Plan Graphics, AHU Graphics, and VAV Terminal Box Graphics
  • Unlimited User Client Licenses
  • Set-up Required Schedules
  • Set-up Required Alarms, Trends, Remote Notification
  • Provide Training

Air Cooled Chiller Option:

  • Pour new equipment pad for new air cooled chiller.
  • Bring in new air cooled chiller and set crane up on site.
  • Isolate existing chilled water supply and return piping.

Provide and install new Trane Air Cooled chiller with the following features;

  • 100 nominal tons.
  • 230/3/60.
  • High efficiency/performance.
  • With factory installed freeze protection.
  • Refrigerant isolation valves (discharge valve).
  • Factory installed flow switch - set point 60 cm/sec.
  • Grooved pipe connection.
  • Factory insulation 0.75".
  • Single point connection main line unit power-ancillary items require other power.
  • Circuit breaker.
  • BACnet interface.
  • Dual high heat pump.
  • Pump flow ctrl by variable speed drive.
  • Elastomeric isolators.
  • With water strainer factory installed.
  • Architectural louvered panels.

Factory start up.

  • Start system and verify proper operation.
  • Insulate new chilled water supply and return piping to match existing
  • Provide new heat trace on outdoor piping.

Conduct close out inspection with customer

Completion of Work

A. __Materials that cannot be removed daily shall be stored in areas specified by the PM.

B. __Contractor is responsible for daily clean-up.

C. __Contractor is responsible for repair cost incurred as a result of all damage to any facilities on TU.

D. __Contractor shall not allow accumulations of rubbish or debris in parking lots or on planted materials or grass.

E. __Contractor will provide training and operations of all new equipment and systems.

F. __Contractor will provide all start up documentation, manuals, close out documents, and warranty information.ÌýÌýÌýÌý 

  Payment Request Requirement

ÌýÌýÌýÌýÌýÌýÌýÌýÌýÌýÌýÌýÌýÌý  Contractor promises and agrees that it will be responsible for all workmen employed or engaged by it in the performance of this contract, that it will comply with the provisions of the Davis-Bacon Acts, and that it will be responsible for complying with all Federal and State laws and regulations pertaining to the withholding of income taxes, Social Security and unemployment compensation payments of its employees.  Contractor will furnish Owner a Certificate of Insurance, performance and payment bonds, and evidence of required general contractor licensing, all acceptable to Owner, at the time of execution of this Agreement. Contractor warrants and agrees that it and its employees shall at all times observe and comply with all applicable laws and regulations of the United States and of any state, county, or city having jurisdiction of the place where any word hereunder is being done.

Warranty

__Contractor shall provide warranty (material and labor) for twenty (20) years to commence upon substantial completion of work as determined and sign off by PM.ÌýÌý

Note: All work is to be performed during normal working hours.  Unless otherwise stated, any and all overtime is excluded from this project.
